San Mateo County, California

San Mateo County, with an estimated population of approximately 770,000 residents, occupies the San Francisco Peninsula between San Francisco to the north and Santa Clara County to the south, forming the geographic bridge between San Francisco's urban core and the heart of Silicon Valley. The county encompasses 741 square miles, stretching from the bay shore on the east through the wooded ridgeline of the Santa Cruz Mountains to the Pacific coastline on the west. San Mateo County is one of the wealthiest counties in the United States, with a median household income and per-capita income that reflect the concentration of technology industry wealth on the Peninsula.

The county contains 20 incorporated cities, with Daly City (the largest, at approximately 105,000 residents) on the northern border with San Francisco, and the county seat of Redwood City (85,000) in the central Peninsula. Other significant communities include San Mateo (105,000), South San Francisco (67,000), Menlo Park (35,000), Foster City (34,000), Burlingame (31,000), and Half Moon Bay (13,000 on the coast).

Technology Corridor

San Mateo County's eastern corridor along US-101 and the Caltrain commuter rail line forms one of the most economically productive strips of real estate in the world. The county is home to Meta (formerly Facebook), whose massive campus in Menlo Park is one of the largest corporate headquarters in the Bay Area. Oracle (which relocated its headquarters to Austin but maintains major operations in Redwood City), Visa (Foster City), Electronic Arts (Redwood City), and GoPro (San Mateo) are among the major technology and financial technology companies with significant San Mateo County operations.

Sand Hill Road in Menlo Park is the symbolic (and often literal) address of the venture capital industry, with Sequoia Capital, Andreessen Horowitz, Kleiner Perkins, and dozens of other venture capital firms managing billions of dollars in investment capital from offices along this short stretch of road. The concentration of venture capital in San Mateo County and adjacent Palo Alto (in Santa Clara County) has made the region the world's primary funding source for technology startups.

San Francisco International Airport

San Francisco International Airport (SFO), located in the unincorporated community of Millbrae on the bay shore, is one of the busiest airports in the United States, handling approximately 55 million passengers annually. SFO is the primary gateway for Pacific Rim travel and a major domestic hub. The airport is a significant economic engine for the county, directly employing tens of thousands of workers and supporting an ecosystem of hotels, restaurants, car rental agencies, and logistics operations. The hospitality sector along the airport corridor serves millions of travelers annually.

Biotech and Life Sciences

South San Francisco, which adopted the slogan "The Birthplace of Biotechnology" (displayed on a hillside sign visible from US-101), hosts one of the densest concentrations of biotech companies in the world. Genentech (now a subsidiary of Roche), founded in South San Francisco in 1976 as one of the first biotechnology companies, maintains its global headquarters and primary research campus in the city. The surrounding area has attracted hundreds of biotech, pharmaceutical, and life sciences companies, drawn by proximity to academic research institutions, venture capital, and a deep pool of scientific talent. The biotech industry's specialized facility needs drive demand for commercial construction expertise.

Coastside

The western portion of San Mateo County, known as the Coastside, is a dramatically different landscape from the urbanized bayside. Half Moon Bay, Pacifica, Montara, and other small coastal communities are separated from the Peninsula by the Santa Cruz Mountains and maintain a distinctly rural and small-town character. Half Moon Bay's annual Art and Pumpkin Festival draws hundreds of thousands of visitors. Mavericks, a big wave surfing break off Pillar Point near Half Moon Bay, is one of the most famous (and dangerous) surf spots in the world, drawing elite surfers from around the globe during large swells. The Coastside's agricultural operations, including pumpkins, Brussels sprouts, flowers, and other crops, reflect a farming tradition that predates the technology boom.

Key Communities

Redwood City

Redwood City (85,000), the county seat, has undergone a dramatic transformation from a quiet suburban town to a thriving urban center with a bustling downtown of restaurants, bars, and entertainment venues. The city's "Climate Best by Government Test" slogan reflects its microclimate -- warmer and sunnier than the foggy coast -- that has attracted technology companies including Box, Electronic Arts, and Oracle's operations.

San Mateo

The City of San Mateo (105,000) is a major residential and commercial center along the US-101 corridor, with a vibrant downtown and easy access to both San Francisco and Silicon Valley via Caltrain and major highways. The city's diverse economy includes technology, healthcare (San Mateo Medical Center), and professional services.

Daly City and South San Francisco

Daly City (105,000), the county's largest city, sits directly on the San Francisco border and has a large and diverse population, with a significant Filipino-American community that represents one of the largest concentrations of Filipino residents in the United States. South San Francisco (67,000) combines its biotech identity with a diverse residential population and a growing commercial sector that extends beyond life sciences.

Housing

San Mateo County's housing market is among the most expensive in the nation, with median home prices exceeding $1.5 million across much of the county and approaching $3 million in communities like Atherton (widely ranked as the most expensive ZIP code in the United States), Hillsborough, and Woodside. The extreme housing costs reflect the county's desirable location, limited developable land, and the wealth generated by the technology industry. Home renovation and expansion drive strong demand for contractors, plumbers, electricians, and other building trades.

Transportation

San Mateo County is served by US-101, I-280, and SR-92 (connecting the bayside to the coastside). Caltrain commuter rail runs through the peninsula connecting San Francisco to San Jose, with stations throughout the county. BART serves the Millbrae station at the southern terminus of the San Francisco system. SamTrans buses provide local service. The Caltrain corridor has been the backbone of Peninsula development, with transit-oriented housing and commercial projects clustered around stations. The county's HVAC, roofing, and landscaping industries serve the extensive residential inventory.
